Toilet side: ghost flush and water leaking into the bowl are the two main failures, and handle-type cisterns add a third — the handle snaps, and when the replacement part can't be found or the unit is too old to deserve one, the whole internal system gets replaced. We quote that swap before doing it, not after.
Rainwater side is the interesting one: we install and repair full harvesting setups where the first-flush diversion lets water run for a calculated time — enough to wash the roof clean — before anything reaches the cistern. When that diversion valve or its timing fails, dirty water goes straight into storage, and the "tank smells" call follows. We recalibrate the diversion to your roof area and test the changeover.

Base leaks split two ways — seal (fixable) or hairline pan crack (replace); we dye-test to tell you which, honestly.
Cause
Flappers perish and fill valves scale; the cistern then overfills or weeps — the ghost flush you hear at 3 AM.
How We Fix It
Dye-test to find the loss, replace internals to spec, set float and fill line, re-test before leaving.
Put a few drops of food colouring in your cistern. If the bowl changes colour without flushing, you have a leak.
A running cistern can waste 40,000+ litres a year. That is money leaving through the pipe while the room sits empty.
A cistern that refills on its own is losing water you never see — flapper, fill valve or overflow, each fails differently, and each has its own fix.
What to Do Before We Arrive
- Stop using the affected toilet and note how often it refills on its own — that pattern is diagnostic.
- Lift the cistern lid and watch: if water keeps trickling into the pan without a flush, the flapper seal is failing.
- Look for a brand stamped inside the lid — we carry common internals to match it.
- Add a few drops of food colouring to the cistern without flushing — colour in the pan within ten minutes confirms the leak.
