Two failure families arrive under this name. Overflow side: the valve or float never closes, or the overflow line itself is blocked or undersized, so water runs off the roof continuously. Leak side: weeping outlet unions, damp slabs under the tank, hairline cracks at fittings. We diagnose which family you're in before quoting, because the fixes — and the rates — are different.
Hairline cracks at fittings weld or seal fine when the body is sound. A sun-brittle body doesn't take a patch, and we say replace instead of selling a seal that fails next month. Cause
Floats stick open and overflow for weeks before anyone checks the bill; cracked fittings weep slowly.
How We Fix It
Trace the water to its source— overflow, seam or wall— then set the float, renew the union or seal the section.
Check your overflow pipe monthly. If water is constantly running, your float is stuck — and you're wasting money.
A stuck float keeps the fill valve open all night— the overflow hides the waste until the bill proves it.
A weep at the tank joint looks like condensation for weeks — dry the area, check again at night, and a real leak keeps coming.
What to Do Before We Arrive
- Run a dry cloth along the base and seam at night — a real weep keeps wetting the cloth, condensation does not.
- Shut the tank inlet valve — usually the ballcock on the wall — if water is actively leaking.
- Note the tank material — poly, fibreglass or concrete — the repair method differs for each.
- If you can, gauge the leak rate — a slow drip and a steady run need different fixes.
